Dear APR Villas Community Members,
We would like to share an important update regarding upcoming road modifications that will affect APR Villas, APR Towers and Condos, and the surrounding areas. These changes are being implemented by the builders RMZ, to manage additional traffic generated by new construction. These were shared in the last year GBM & AGM.
Our APRV Association Managing Committee (MC) held several meetings with RMZ, consulting our former Association president, Beena Gowda, for insights from earlier discussions, as well as drawing on the knowledge and expertise of MC member Bhagat. We appreciate their help and support.

Here is an overview of the changes:
A key intersection (central junction) connecting APRV, Ecoworld, and APR Tower Road will be elevated to match the height of the Marketplace entrance. This will enable the addition of two more lanes on the APR internal road. APRV, RMZ, and the Towers will benefit from these additional lanes—one dedicated to Eco30 traffic, one towards APRV, and another towards the Towers. Currently, the ramp descending from the Marketplace entrance is blocking two lanes.
To achieve this, the elevation will take place in phases. The dividers are part of retaining walls to help block one side of the road, elevate the road on right side first from APRV and then switch to the other side for completion.
The road will have 3 lanes in and 4 lanes out on each side of APR Internal road. This means, we will have 7 lanes instead of existing 4 lanes.RMZ is making accommodations to relocate the existing drains to provide extra space to add two additional lanes.
This measure aims to separate through-traffic from APR Towers, thereby reducing congestion and travel delays. This construction will cause traffic disruption for approximately 3 months.

• On the APR Villas internal road (connected to Ecoworld 30), there will be a dedicated left-turn lane leading into APRV Road and a dedicated right-turn lane to access the APRV internal road.
• APRV Road will also feature a left-turn lane toward the Tower side, allowing drivers to take a U-turn and re-enter the internal road if needed.
• An AI-based traffic signal will be installed at this intersection, regulating and optimizing the flow of vehicles during peak hours. We have asked if the signal is extended and provided at same time for APRV traffic and Ecoworld 30.
Ecoworld 30 will primarily use the exit located next to the APRV Road.
The main entry route for Ecoworld 30 will be on Kennali Road, closer to the North Gate(Connecting to ORR and EcoSpace). This will help divert some of the incoming traffic away from the APRV internal road. We expressed concerns regarding vehicles exiting in the morning from Ecoworld 30 competing with APRV traffic. RMZ will look into this.
• There will be a dedicated walkway available for residents along the marketplace wall and it will be connected to the Central Avenue Ecotrail (please refer to slide #9 in RMZ presentation)
These modifications are designed to balance the traffic load among the different APR communities and RMZ while reducing bottlenecks and improving safety. By raising the road for the future tunnel, introducing AI-driven signals, and refining lane layouts, RMZ aims to ensure a smoother driving experience for everyone. We acknowledge there may be brief periods of inconvenience during construction, but the end results should lead to a safer, more efficient commute. We have asked RMZ to provide a detailed implementation plan and timeline.
We have also formed a group with APR MCs from Villas, Tower 1, Tower 2, and the Condos. The intent is to discuss the current traffic issues and explore how we can work together to get them addressed with RMZ. We will provide an update from the meeting soon.

Why is there a divider on the road?
The divider will be part of the retaining wall used to elevate the road. Its height and gradient represent how the final road elevation will look. Similarly, on the Ecoworld 30 side, the divider-like structure indicates the intended height of the road.
To carry out the elevation work, one side of the road will be closed off, while traffic will continue to flow through the other side.
If the tunnel has not been approved yet, why elevate the road?
By elevating the APRV road and the APR internal road, two additional lanes can be added to the internal road; one for entry into Eco30 and the other for APR Villas.
This design also future-proofs the area for future tunnel construction.
What is the duration of the construction of the roads and the impact?
RMZ is working on a detailed roadmap and timeline to be presented. Below is what has been conveyed:
The right side of APR Villa Road and the lanes in front of Eco30 will be elevated first. During this phase, one lane will remain open, and traffic will be routed through the available lanes.
The left side of APR Villa Road and the left side of the internal road will be addressed next. At that time, traffic will be redirected to the newly opened right-side lanes.
Will there be a Gate on APR Villa road from Eco30?
RMZ mentioned that a gate would be installed to allow diesel vehicles to pass through once a week. We have clearly informed them that this was not agreed upon by either the previous MC or the current MC. This matter must be taken to the community for a resolution.
Will there be a walkway on the right side of the APR Villa Road?
Yes, the walkway exists and it will go through the Bay building. The walkway will go all the way to Northgate.
RMZ, the Towers, and APRV met and discussed the concern raised by Lake Committee member Ravi Rao regarding potential disruption to surface water flow due to the elevation of the intersection. RMZ shared the meeting minutes with us, along with a supporting diagram. We have been assured that this change will not lead to additional flooding, and that we will retain full control over the sluice gate.
